THE REGULATORY REFORM (FIRE SAFETY) ORDER 2005

Did you know as from 1st 0ctober 2006 The Regulatory Reform (fire safety) Order 2005 became law.

How does this affect you & your Business if employ 5 or more people? 
 

All existing fire legislation has now been repealed or revoked , which includes The Fire Precautions Act 1971 & the amended 1997 Fire precautions Workplace Act. 
 

The basis of The Regulatory Reform (fire safety) Order 2005 is the Fire Risk Assessment. Where the responsible person(s) for the premises or area they have control of must decide how to address the risks identified, while meeting certain requirements 

  1. Look at how to prevent fire from starting in the first place
  2. Consideration the effect a fire may have on anyone in or around your premises plus neighboring properties
  3. Elimination or reduction of risks or hazards (ignition sources)
  4. Suitable means of detecting & raising the alarm in the event of a fire
  5. Adequate emergency escape routes & exits
  6. The appropriate type & sufficient quantities of Fire Extinguishers
  7. Correct type & sufficient quantities of compliant fire signs & notices
  8. Provisions for the correct maintenance of installed fire equipment by a BAFE accredited/ISO9001 Company
  9. Suitable provision for Local Authority Fire Service
  10. Ensure that occupants receive appropriate training & instruction
The new regulations place liability upon the responsible person & failure to conform to these regulations is a criminal offence.

Who is the responsible Person? 
 

Employer with control of a workplace, failing that or in addition;

Person with overall management of a building,

Occupier of premises, owner of premises (i.e. empty buildings)

Landlords (multi-occupied buildings).

Landlords are under common law duty to ensure that the property they provide is safe, all residential HMO (House in Multiple Occupation) in England & Wales must comply with the new Regulations.
